Question from our YouTube channel: how are you guys buying houses zero down? Well, the answer is we're not, because a house can only bring in so much rent. That across the street would probably rent for a little over $2,000 a month. This duplex over here would probably rent for about $2,000 a side. $4,000 is a little better than $2,000. And this 6-plex right here would probably rent for about $1,500 a door, which turns out is a lot more top-line income. If you're trying to build passive income, trying to build your empire on rental properties. You need more top-line income before you can have more bottom line. If you're buying houses and cash flowing a few hundred bucks a month, you're gonna need a lot of roofs and a lot of time. Much easier, much faster just to buy larger buildings with higher income. More top-line income means more room for cash flow. After that, you just need to find good deals.
