Here's how 2 conversations turned into $4.5 million. I seller financed a $4.5 million waterfront resort. Here's how I did it. Met with the seller, actually had the relationship, went around, toured the campus, didn't ask them, "Hey, can you sell it to me?" I just met with them and learned how they operated it. We focused on the relationship. They told us what they wanted down, which was $1 million. So now we have to solve for, well, where does that come from? The seller volunteered on a $4.5 million transaction to finance $3.5 million of it. That's a vast majority of our money figured out. Where's the million dollars come from? Someone else who we've built long-term relationships with, another owner, their exact words, "What would it look like if we financed the whole thing and we didn't have any other people?" Incredible. That is all it took. It was 2 conversations and an idea. We closed that deal, $4.5 million, and we own the Robin Hood Village Resort.
