The earliest boomers are turning 80 this year, which means 55+ communities are going to be more and more needed. The crazy thing is very few of them are getting built. We're in a rare market cycle where demand is going to an all-time high, but inventory is pretty much stagnant, which means when supply stays stagnant and demand goes up, your actual occupancy and ultimately your rents typically go up. It is a great asset class to be in. I am loading up right now. I bought an 80-unit and a 44-unit, looking to buy a lot more this year. But if you're looking to have one of the easiest strategies with the most stable supply and demand curve, 55+ multifamily, not assisted living, specifically 55+ multifamily should be the easiest and most stable asset class over the next 5 years.
