Are the Numbers Accurate for a Rentometer?

Rentometer shows historic rent data that can lag behind current market trends. For accurate underwriting, balance it with current asking prices from Apartments.com and AI tools like ChatGPT, then confirm with a property manager once under contract.

Rentometer. How accurate are the numbers that it sources? Where did they get their numbers?
So Rentometer is all historic rent comps. They actually do research those markets. The thing with Rentometer is that it is historic rent data. So it's where the market just was. In a market where rents are increasing, Rentometer will usually be a little bit behind it. If rents are decreasing, same thing. It's, it's historic. I try to balance right between where asking and where Rentometer data is. One is historic Things just leased here. And then like Apartments.com, for example, is what people are asking for right now. It doesn't mean that's where they're leasing at. That means where they're asking. There may be some concessions in there. So somewhere between Rentometer and like Apartments.com is usually the truth as far as underwriting. I will pair those 2 after I've done my own research. I will pair it with AI. I'll ask, I'll ask ChatGPT and I'll be like, okay, does AI's research more or less match my research? And then if you're actually going under contract for property, that's when I reach out to a property manager after that point. But like, as far as initial underwriting, I just blend, um, the basically the average between Rentometer, Apartments.com, and ChatGPT is usually almost always accurate. Like, that's pretty much what your market rent's going to be.
