Christian Osgood says calling the other party an "owner" instead of a "seller" changes how they finance deals. The shift cuts down payments from 25% to 10% and extends balloon terms from 2 years to 10 years. He grew his portfolio from 4 units to 225 in three years using this relationship-first approach.

You're trying to do creative financing, you're just not getting yes on the financing. Try this. I got hundreds of units when I did this. Eliminate the word seller. They're all owners. They've done something you haven't. You don't have a relationship with them, and people lend to people they know, like, and trust. When you start treating them as owners, what happens is you go from an outsider to an insider. Instead of going after a deal, you're going after relationships. And what you find is the down payments go from 25% to 10%. And the balloons go from 2 years to 10 years. The nos become yeses. This is the easiest, simplest method. This changed everything for me. I went from 4 units to 225 units in a matter of 3 years when I changed this. Instead of looking for deals, look for relationships. No sellers, only owners.
