You're trying to find multifamily deals. Is direct-to-owner or using a broker to find the deals better? I have found over my last 20 multifamily deals, about half of them were brokers, half of them were owners. I don't think there's a right answer here. There is an easiest way to operate it. If it's listed, don't go around the broker to the seller. I've seen people do that. You will piss off literally everyone. If it's listed, go to the broker. If it's off-market, try to reach the seller first. If you don't get direct to seller or you have a list of properties that you're trying to get a hold of the owner, go ahead and give that list to a broker. Let them do their job. You can be doing both very, very effectively. There is not a better way. I will say this though, the deals with brokers are a little bit less work for you to find, and we've done a ton of them. The best deals I've ever done, I negotiated myself direct to owner. Use both strategies. There is no better one in my opinion. Let me know your thoughts in the comments.
