If you want to maximize the money on a project, you start with safety. Make sure people can't get injured. Don't get sued buying real estate. It's not worth losing everything over. Second, do habitability. You can start renting out these units. This is one of a few that we're starting upstairs. We're also doing the downstairs retail. Get these cleaned up, get this ready to go, get them online. Then you can work on the exterior aesthetic. So I go into the common areas. This is an ugly space. Look down these stairs here. That is super nasty. No one wants to see that. Walls are scuffed up, the carpet's gross. There's a lot of work to do here, but get the space leaseable. Beautify the project, and now you have a safe, clean, leaseable, income-producing property. Simple as that. Real estate's so easy, guys.
