Doing good is always possible #truedialogue

Christian Osgood explores how real estate investing can generate profit and social impact. One model pairs apartment acquisitions with nonprofit affordable housing programs. Another operates assisted-living homes generating $144,000 monthly while providing end-of-life care.
can you do good for people and make money at the same time?
The answer is yes. And I found a couple of ways to do that. One, in multifamily, I actually have a client that he does affordable housing specifically, and he's got some nonprofit ministry type thing that he basically attaches to every multifamily deal he buys. So that's one way. And the second way is we also bought an assisted living portfolio recently, and it's actually two personal care home assets where we provide really end-of-life care to elderly residents. These are just residential houses. I mean, they're transformed into having the personal care home requirements, but it's $144,000 a month in top line revenue for both of these properties. So we're making a ton of money there. But I get so much joy and satisfaction out of going to visit these properties.
That is the type of stuff that I think people need to hear more about. Like there's so many different ways that you can do affordable, you can tie it to other objectives, or like I have a 55+ community, it's not assisted living. So we have mandatory subsidized rents, it's affordable housing. And we came in and the clubhouse was in disrepair. You had this beautiful campus, great units, but some of the little details weren't done and they had a horrible onsite manager. We came in and we just made it a better place, a cleaner place. We're reopening the Bible studies and bingo nights and the clubhouse, right?
It's the little stuff. You can go a long way. We're charging exactly zero more dollars in rent.
