The host and Dani tour their rental kitchen before selling it, deciding which cabinets to keep versus paint or replace. They spot foam in electrical outlets that needs repair, but the stone countertops and appliances are in great shape. The strategy is simple: keep what works, fix what's broken.
Here at the first rental property we ever purchased, looking at the cabinets right now. We're actually just about to sell this thing, so doing some functional flipping. Dani, when do we paint cabinets? When do we keep them? When do we toss them out? Talk to us about cabinets.
So we paint cabinets when they're pretty beat up. These cabinets actually are pretty nice still. They look good on the inside, they're clean, they actually like— they look great. And so you wouldn't need to paint these versus if they had a bunch of holes on them or whatever that you could fill fill it and then paint it. So that's when you would paint it then.
There we go, functional flipping. Keep the stuff that you can use that looks nice and renovate the stuff that's not. One thing that is going in this kitchen—
what the heck is that?
What the heck is that? Someone just like foamed that in. So we're gonna get the outlets fixed and get those looking nice. But stone countertops, checked all the appliances, they're all looking fantastic. Room 1 looking pretty good.
