Functional flipping, here we go. This is a house that is going to be on the back of a development lot. Cody is developing this. This is what a functional flip looks like. Glued down laminate floors. This glued down LVP is waterproof, it is inexpensive, it looks nice, it goes everywhere. We love this stuff. Laminate countertops, a basic sink. We'll have some nice looking hardware in there. Hardware you can spend a little extra on and goes a long ways. We had a little bit of unevenness in the living room, so we didn't want to do a hard surface. We ended up doing carpet to kind of smooth it out. It's not bad, but we saved a bunch on the budget there, which means we can charge a little less rent so it stays more affordable, which is what we like to see. Got a few bedrooms here in the back. They just got redone. It comes with its own Cody Davis, the man himself. And this is what we like to do on shower surrounds. We have the little laminate shower surround. They're easy to install, easy to replace. Keep it simple. Almost done. This is functional flipping.
