Have the RIGHT property management team π ππ₯

Christian Osgood closed on a 144-unit apartment complex in Abilene, Texas for $8.5 million. He found overflowing trash and a broken pool, but plans to fix the pool within two weeks and clean up the grounds. Better management, he says, is where the value comes from.

I just put up yet another sign for the 144-unit that we just acquired. Now, I love putting up the property management signs. Our management company manages within a 2.5 radius of DFW, but this is yet another building that we're managing for me. I actually closed on this deal today, which is super freaking exciting, and we have a lot of work to do. While the current management team actually did a great job running this property, they had a ton of problems with the property when they bought it. They did a lot of improvements, but there's a lot more to do. First of all, there's trash everywhere. All the trash trash cans are full and it's blown all over the campus, so it looks absolutely gross. And the pool, uh, they stopped working on it as soon as we went under contract, so it is a dirty mess. Though it's still in good condition, we'll get that turned around in about 2 weeks. This is the type of stuff where we make all the money though. Management plays. We bought 144 units in Abilene, Texas, and these things are absolutely beautiful. We bought these for $8.5 million, which means we basically stole the building. We're going to increase the value massively through superior management But really grateful for the team getting as far as they did so far. They did a lot with the pieces they had. We're adding some more resources. We're going to get this thing to the next level. But guys, 144 units, $8.5 million. Who else would do this deal?
