Christian Osgood explains why finding good contractors is hard: the experienced ones are already booked. When you start looking, the available contractors tend to be less experienced. New investors need to understand this market reality when building their teams.

I have enough real estate in my portfolio to keep 2 contractor teams busy with only my portfolio. It does take time to find the best people because the people who've been playing the game longer probably already have those relationships. Just something to know when you're new. It's not that every contractor sucks, it's that the contractors who aren't already busy are usually the ones who aren't nearly as good, and they're going to be the ones available to you when you start looking for new contractors.
