Christian Osgood argues that deal underwriting—quickly assessing whether a property is worth buying—is the one skill real estate investors need most. You only have one skill to develop to buy more real estate, and this seems to be the part that everyone skips. There is one that stands out above all others and everyone skips it. They worry about creative finance. Where's the money coming from? How am I going to operate this? What does property management look like? What does my LLC look like? There's only one thing that matters before all of that. Can you underwrite a deal? If you have an opportunity in front of you, how efficiently and how accurately can you determine if it's actually an opportunity? You don't need to form an LLC. You don't need to raise capital. You don't need to know creative finance if you don't have an opportunity. And this seems to be the part that everyone skips. It is so easy to do if you practice 10 minutes a day. So we're talking like way less than doing a workout. You set aside this much time a day to underwrite deals in your market, even the ones that are just listed online. If you put that time into your business, you would own more real estate today. And I'll bet you, if you're watching this, you haven't done that step yet.
