Christian Osgood explains how to build real estate wealth with zero down. Buy a $2 million property for $1 million with full financing, and you instantly own $1 million in equity. That gap between what you owe and what it's worth is the real money, and you can borrow against it, trade it, or sell it without ever putting cash in.

seller finance, how you do it bank finance, $0 out of pocket. So this is pretty common if you don't understand money, but if you do understand, this is how I made millions and millions and millions of dollars of equity without using any money. See, if you're buying no to low money down, that is your down payment. That's not the same thing as equity. Example, if I bought a $2 million building for $1 million, I negotiated a great deal. Even if it was 100% financed with no down payment, I have $1 million of new net worth created. I owe $1 million. It's worth $2 million. I now have $1 million of new equity. I can borrow against that. I can trade it. I can sell it for that much. I can turn it into cash. That is new wealth that has been created. That is your actual equity. It has nothing whatsoever to do with the down payment, other than if I put $200,000 down, then I have $1,200,000. Your down payment goes towards the equity. But it is not in and of itself the equity. That's how you make millions and millions of dollars in real estate. You simply buy deals cheaper than what they're worth, or you increase the worth of the real estate through excellent operations.
