Mail box money myth busted

Christian Osgood owns 600 rental units and debunks the "mailbox money" myth. A property advertised as $20,000 monthly might net only $4,000 after expenses and investor cuts. He details tenant disputes, legal risks, and why influencers show revenue, not actual profit.

It's mailbox money, Christian. You'll buy all these rentals and checks will magically appear in your mailbox. Man, I heard that online so many times and I believed it and I bought a lot of rentals. And while I've loved the journey, and today there are a ton of checks, like a ton of checks in the mailbox with 600 rentals, the path from A to B is not as advertised. Almost every time I see an ad online where someone's talking about their income, they're showing the top line income before expenses of what a property, a mobile home park, an apartment building, what this made them. So they go, oh, RV parks are the way, this makes me $20,000 a month. Well, really it nets $4,000 a month, and really they have 7 investors they're paying out, so they're getting like $300 a month for a deal that they own this much of. But online, they call them the LLC, they just call that themselves. Well, I'm making this much money. If you were looking at my top line income, I deposit well over $100,000 of checks that do come in about half of them in the mailbox every single month. That being said, this doesn't account for the expenses paying investors and ultimately the amount of work and risks that you take buying these properties. I had just last month a tenant attempted to extort us for $150,000 because she lost her job. She blamed it on mold in the unit. Now she had a clear problem. We had an inspection of the unit and there was no mold. So it was just a crazy person. But all of this extra stress, all of the extra work, if you're managing a lot of checks, it means you have a lot of people. A lot of people, you have a lot of potential problems. You have a lot of work by the time you actually get a lot of mailbox money. Is it worth it? I absolutely think so, and I love the adventure, but it is not as advertised online or in books.
