A buyer paid $1 million down on a $4.5 million resort deal because they revealed their full budget to the seller. The lesson: keep your cards hidden in negotiations. Show less leverage and you'll pay less.

Negotiations of the deal are extremely important. If you're new to negotiating or trying to get better, do not give all of your pieces immediately. We're here at the Robin Hood Village Resort, purchased for $4.5 million, seller financed. We seller financed $3.5 million. Why did we have to put $1 million down? Well, they asked how much we can put down, and we mentioned, well, we're looking at a couple other bigger deals, and the total down payment on those would be $1 million. That's probably the most we could swing. Well, guess how much they asked for a down payment? $1 million. I can guarantee you If we didn't say $1 million there, if we said $500,000, we would have put $500,000 down. We would have been way, way, way happier. Lessons learned: do not give all of your pieces in a negotiation. We did that here. I spent $1 million. I spent $1 million on a job that I have to work. So buy something passive, one. Two, don't give the seller all of your pieces. There's a back and forth here. Master negotiating.
