Christian Osgood says landlords should skip owning laundry machines and partner with Giffords instead, a third-party provider that handles maintenance and splits profits. It keeps tenants happy, cuts your headaches, and works best at a ratio of one washer-dryer set per ten tenants.

If you are a landlord, you do not need to get into the laundromat business. In fact, these are managed by a company called Giffords. They bring all my appliances to all of my properties. We profit share the laundry machines. They add an amenity to my campus. What does this mean? Tenants are happy to live here for a longer period of time. They don't need to drive somewhere to find a laundry machine. Yes, we have in-unit laundry machines. But in addition, we provide a laundry room for our campus in case your laundry machine goes down or you opt not to put one in your unit because you don't want to. Never own the laundry machines that you give your tenants. They will destroy those like like they won't destroy anything else. They will put way too much detergent, way too much everything, and they'll overload the laundry machines. It is a maintenance nightmare. If it's theirs, magically they take care of it. If not, have another company like Giffords take care of yours. This is an amenity anyone can add to any property. If you don't have in-unit, you want about 1 washer and dryer for every 10 tenants you have.
