I used to think I could actually build wealth in single-family houses, maybe one day scale to a duplex, get a little portfolio going. Here's what I learned. If you want to do it in any reasonable amount of time, it actually takes a little over 100 rental units to get there for most people. That's what it took for me. I bought 300 units, but it only took like 4 years. I just had to scale up. I started with a condo, got roommates, I did the house hack thing, fixed it up myself. I saved every expense. I played the game exactly the way they tell you to. And guess what? I made some money. I made 6 figures in a few years. I eventually bought a couple duplexes. Then I learned, hey, it's just as easy to buy a 38-plex, a 44-plex, as it is to buy a duplex. I bought those and instead I scaled to financial freedom in a very, very, very short period of time.
