Christian Osgood explains why he invests in 44-unit apartment buildings instead of single-family homes. Multi-family properties generate higher cash flow and require minimal turnover work, while single-family rentals force owners to "make a little bit of money" for constant effort.

This is why I will never invest in a single-family house. This is one of my 44-unit buildings. Just had to move out. We already have this pre-leased. We're going to have someone in here in 2 weeks. I was going to see how messy it is, how much deep cleaning we have to do. Guys, look at this. Clean ceilings, walls, floors. No one smokes in here. This is a clean, awesome unit. We're going to swap one toilet because there's some stains on the toilet that I don't think we're going to get out. We'll still hire a cleaner and do a deep clean. But I mean, this place is basically immaculate. Super simple layout, 55+ community. When you invest in apartments like that, not only do I get 44 tenants just like this in units that are just like this, you make more money, but it's designed to be a business. So we're not forcing a house to try to make a little bit of money. We're making thousands and thousands and thousands of dollars a month and millions of dollars of equity owning a building that's meant to be a business. Buy businesses, not houses.
