All right, first unit we're checking out. This is our only vacancy on the 44-unit. We're picking this up here for $1,000,000. What is it, $1,850,000? First impressions, this is really spacious. We're picking this up for about $40,000 a unit. I mean, there's a ton of room in these. So the first thing I'm looking at every time, we're looking at ceilings, I'm looking at floors, I'm looking for water damage, looking for mold. We're seeing none of that here. Got fresh paint, big units, high ceilings, nice floor plans. You're looking for any deferred maintenance, I see none. Even stuff like the blinds, great condition. When I see stuff that's beat up, I start looking for more things that are hidden. On this, from the trim boards to the ceiling, this thing's like a 10 out of 10. $40,000 a door, 44 units. I mean, this is ridiculous. This— I think this is gonna be the best deal we've ever done. We'll see how the rest of the walkthrough goes.
