Stop buying single family, stop buying duplexes. It is not a way to make money. There's all these online gurus that say real estate doesn't work. That's not true. But single family is almost impossible to scale. I'm here in the office of our Abilene operation. This is an office that came with the building and 144 other units. You have to have top line, that bottom line income. 144 units makes way more than a duplex, and you can still do it in one transaction. And I did it with the exact same amount of money that it took me to buy my first two duplexes. So if you're looking to scale, buy a business or like apartments that are actually designed to scale and actually designed to be a business. Don't try to make residential work.
