Christian Osgood argues investors should buy multifamily properties instead of single-family homes. Single-family competition inflates prices and harms affordability. Multifamily lets you control returns through management of income and expenses, and spreads costs across units for better cash flow.

Here's 3 reasons that you need to stop investing in single-family housing. First of all, you're competing with families who want to buy a house. You actually are jacking up the price of houses when you're competing with everyone for them. Supply and demand— if you are taking supply off the market, pricing goes up. That's not great for families. If you want to positively affect your community, I would go with multifamily. Second, you don't have the same control over pricing anyway. You buy a bunch of single-family, market changes, pricing comes down, your properties are worth less. Now, while this is still true in commercial, Commercial has a heavy dependence on how good you are as an operator. Managing your incomes and expenses, being a better manager makes you more money. So even in an up and down market, you have a lot more impact on your values. Number 3, scalability. When I have all these people under one roof, I have one maintenance bill for that roof. Utilities to the property, it's all simple. I get to spread them out over more people. It is more consistent. It is easier if you want to scale a portfolio, you want to have a positive impact on our community, and you want to have some control over the money you make. Multifamily, 100% the way to go.
