Stop Listening to the Garbage on Financial Freedom

Christian Osgood says you need about 50 single-family rentals to reach financial freedom, or just 2 to 4 larger multifamily buildings. Most people get there in 2 to 3 years if they season each property for at least a year after buying it.

So I keep seeing garbage online saying, hey, deals don't cash flow, you can't get financial freedom through rentals, and it's garbage. Everyone knows it's garbage, but it's really popular right now. What a lot of people don't realize is it takes more rental units than you think. For most people, around 50 rental units is where they start seeing true financial freedom, and they have to season those for at least a year after acquisition to really get your operations dialed in. So you can buy all that real estate in 1 to 2 years and you're going to season them for another one. So 2 to 3 years would be the minimum for most people to hit financial freedom. If you go all in on real estate, where you may get stuck is if you're buying single family or duplexes, it's going to take you 50 to 25 transactions. That's a lot of yeses to get financial freedom. If you learn how to buy a little bit bigger, there's more financing options. It's actually a lot easier and you typically see more cash flow. So a couple 12-plexes every year, you can get there in 2 years pretty easily. I would rather do it in 2 to 4 total yeses, 2 to 4 transactions, than try to do the same thing thing 25 to 50 times to actually hit financial freedom. But that's what you're looking for. A little bit larger multifamily. You don't have to buy a 100-unit complex, but look at that 12-plex all the way up to 50 units. Just a few transactions and a year of seasoning and you can be financially free. It's super realistic. I see people do it all the time.
