Stop stressing about finding the perfect market or the perfect timing. If you invest in a place where population is going up, what will happen is over time that population will push up rents. It, it will keep your occupancy very, very high. As a result, you will make a ton of money on this exact strategy. If you replicate what I did and you keep it very, very simple, you can stop the analysis paralysis, move forward, choose that market, choose one or two, and start finding yourself some deals.
