Tenants took over $100,000

A property manager with 24 years of experience did 15 evictions, all after helping tenants with special favors. Those tenants left behind roughly $125,000 to $150,000 in unpaid bills. His willingness to bend the rules backfired repeatedly.
Follow your tenant rental rules to a T. When you become the shoulder to cry on, when you become the, hey, just help me out this one time.
And you know, or you just, I'm just going to get a really bad relationship and I need a place to rent.
Get me every time, every time. You know, I've done over my 24-year career, I've done 15 non-COVID evictions in 24 years. And every single one of those that I evicted was somebody that I did a special favor for helping them out with something. And you know what, you want to be a lot more landlords have a lot bigger hearts than people think. And that's exactly where we get screwed because every time, honest, 15 units and the bills that they left behind, that totals probably $125,000 to $150,000 that I lost because I helped somebody that needed it.
And I was going to say, whenever you give these concessions to tenants, almost every single time you open the door and there's, dog poop just like kneaded into the carpet. Of course, of course. There's leaks. Of course. They've smoked in the unit. It's the same thing with any product. Like you offer a discount, those are the people who are gonna want a refund. Our policy in our company is always be kind, never be nice. As soon as you're nice as a landlord, you instantly, instantly screwed. It's true.
