Christian Osgood says raising capital for a property deal is easy if the deal is good. Most people fail by not showing the actual building in their pitch, relying instead on descriptions and slides.

There's not just one way to do this, and capital is not all that hard to raise if you have the right deal, whether you're doing it through story, whether you're doing it through presentation, it's whatever you're comfortable presenting. But as long as you can create a clear picture verbally, visually, through a video, however you want to put it together of here's the property, this is the actual building. People skip that step for some reason. I don't know why.
