It's the little details in apartments that make you the most money. This is a new fence we just put up. A bunch of the fences around trash cans have been beat up, blown down. The biggest problem is the trash was actually blowing out of the trash cans all over the campus, so this contains them. Now you're not looking at a beat-up fence or a gross trash can from any other angle. You're just looking at a nice new fence. Another thing that we did that I thought was really helpful— big steel metal frames. This will never get blown down here in Stephenville, Texas, where it does get very windy. The wood will get beat up over time. We can replace it and put it up on the same frame. Saves time, saves money and looks amazing. Again, is it the sexiest thing or the first thing you think about when you're trying to stabilize property? No, but the little things go a long way at our 76-unit here in Stephenville, Texas.
