Christian Osgood explains the double BRRR: a cash-out refinance that returns more than twice your original investment. Phil did this on a multifamily property, pulled out enough to pay off debt and buy a second property solo, keeping 100% ownership both times.

The mythical double BRRRR has yet again happened. So you've all heard of the BRRRR method, buy, rehab, rent, refinance, repeat. You recycle the same money again and again. Essentially, you put money in, you take that same money out, you spend it on the next deal. Phil just did his cash-out refinance from his first deal he did in multifamily strategy and pulled out just over 2 times what he put into the property. The double BRRRR is simply you pull out twice as much money as you put in. This is how you can buy deals where you pay out investors on huge returns You keep all of the asset. He owns 100% of that deal. His second deal, he also has no partners on because his first deal paid him enough to pay off all of the debt. So double BRRRR, if you find a deal that looks like it could be a double BRRRR, buy it every single time. Well done, Phil.
