Christian Osgood says buyers should ask sellers one thing: "How are we taking this down?" This forces them to reveal whether they'll use bank financing, seller financing, or another structure, uncovering the full deal before you commit to anything.

If someone proposes a transaction and say we haven't learned that piece of their story yet, the question is always like, you go through it like you're buying it conventionally. I just wonder what the pieces are. So I don't want to throw out like, oh, well, it needs to be seller financing because I don't know that. I don't know what the opportunity is. If they put a deal out there, the question is always, well, how are we taking this down? Is this going to be bank? Are you open to carrying a contract? And then they will give you the rest of their pieces. But that is the only question we ever ask.
