Christian Osgood argues that buying a 20-unit apartment building beats starting with duplexes or single-family homes. Managing it is only twice as hard as a duplex, but you consolidate roofs and utilities, get better financing, and face less competition.

If you're buying single-family houses or small multifamily, I tried to start there too. It was super slow. What I learned is a 20-unit building is about as hard to run as a duplex, maybe 2 times as hard. So instead of buying 2 duplexes for 4 units, I'd rather buy 20 units, have one roof over them, all the utilities in the same place. It's absolutely easier. But if you're trying to figure out where to get started or you're trying to scale, I highly recommend going just a little bit bigger. The debt gets a little bit easier, the efficiencies get easier, and there's less competition. Just factually, it is a better, easier business model to go a little bit bigger than it is to go a little smaller.
