Christian and the speaker use three rules to pick real estate deals: how to buy with zero money down, making sure you won't lose money, and whether you'll actually enjoy owning it. They've done deals that made $1,000 a month but felt like work, so the fun factor became essential.

The only criteria that Christian and I really care about that we're looking at on a consistent basis is how do we buy it and how do we never lose it? And now that we're starting to buy some more fun assets, we have a third question, which is will we have fun doing it? We've bought some deals where we bought it zero money down, zero money out of pocket, cash flow over $1,000 a month, but it wasn't really a fun property. And so we added that as our third secret criteria. But how do you buy it? How do you never lose it?
