Christian Osgood shows how to build a multi-hundred-unit portfolio in four to five years without complex syndications. He bought a 25-unit property in Stephenville, Texas by renegotiating terms: lower interest rate, principal-heavy payments, and reduced payments for two years. The secret is aligning both buyer and seller's needs, not creative financing tricks.

Can the average investor actually build a multi-hundred unit portfolio? Like if you're starting with very little money, you're trying to build this, can you manage it? Can you build this business? How long does it take? It only takes 4 or 5 years to build a fairly massive portfolio. You can buy hundreds and hundreds of units even without using big methods like syndications or large deal structures. You can do it with few to no partners. If you want to get creative, the secret is not whatever you heard from your latest online guru. It's simply what is the least creative way to get the deal done? Example, I had this 25-unit deal in Stephenville, Texas. It did not cashflow day one unless we brought the interest rate way down. Well, that was too little cash flow for the seller. So we were stuck. We agreed on a price, we agreed on terms, everything was in place except I need cash flow and they needed more cash every single month. What we adjusted to is, hey, we're going to make a bulk of this payment principal. We're going to get a very low interest rate. We're going to start with lower payments in the first 2 years. And once I stabilize the property, we'll move up to the payments that you want as the seller. That way we said yes to everything they want. We said yes to everything we want. And notice the deal wasn't that creative. It was simply saying, how do both parties get exactly what they want? You want to copy that model or just learn how to structure these? Just follow this channel here, cuz we talk about this all the time. It's not too hard. You can have 100 units too.
