Christian Osgood tours a rental unit advertised as move-in ready and finds cockroaches, water damage from a failing roof, a broken light switch, and a ceiling falling apart. The property manager misrepresented the condition. Some elements like paint and flooring are salvageable, but pest remediation and a new roof are needed.

All right, another unit, our really gross building. I'm coming in looking what we have to renovate. Uh, first thing I noticed, there's just a bunch of stuff lying around. This looks like it's some sort of air conditioning something or rather. I'm not a contractor, but that looks like things that have airflow. I imagine we're gonna find something in here as we search for where that actually came from, is my guess. Uh, countertop, actually a lot of this looks salvageable. This looks a lot better than the other totally junked out unit, but this is still probably gonna be pretty gross. We'll see if we can save the oven. It looks like probably could be worse. The other one was, was horrific. This is bad. This this isn't— I'm not seeing like a ton, ton, ton of work to do. The paint looks good, the walls look good, the curtains look good, the floors look good. Uh, so there's a lot of good things. I've walked over a couple of cockroaches though, so we're gonna have to get that remediated. Of course, water heater we'll be testing, but that looks like it should be reasonable. And we just have parts out here. This probably needs to be junked. Oh, we found it in the bathroom! Where's the light switch for this thing? That don't look right. We're replacing the roof, so I'm guessing this had a water problem. I have no idea. This is why we fired our property manager. They told us this was move-in ready. It's, uh, ceiling's falling apart. That's crazy.
