Christian Osgood argues that chasing a target number of rental units like 100 or 200 is pointless without a concrete purpose. Figure out what lifestyle you want to support, calculate the monthly cash flow you need, then buy properties to hit that number instead.

This is why I don't like people's goals being unit count. I hear people talk all the time, I want to get to 100 units, I want to get to 200 units. They're not focused on how much cash flow do I need to actually reach my goal. Your goal has to be something beyond just buying real estate. What's the real estate actually for? When you identify that, then go, okay, what does it cost on a monthly basis to live the life I want to live? Actually quantify what that looks like on a monthly cash flow basis.
