You borrow money to buy real estate, but you actually have to pay it back. The speaker recently paid off $150,000 of debt and says you need deals structured so cash flow covers the payments, not just hope the property appreciates forever.

It's really fun to go buy real estate and borrow money, but eventually you do got to pay it back. Today we paid off $150,000 of debt. You do have to remember, if you're going to play this game, you do have to structure it, no matter if you're doing seller finance or bank financing, where you can pay off the debt with actual money. You cannot borrow your way through this forever, so make sure you build the model, you pay it off.
