We're under contract for another 80 units

Christian Osgood bought an 80-unit senior community in Abilene, Texas for $4.2 million, appraised at $13 million. Banks are offloading pre-foreclosure properties at roughly 50% of value, and Abilene is booming from data centers, military expansion, and medical facilities driving occupancy near full.

Hello and welcome to Multifamily Strategy Live. I'm Christian, your channel host. Welcome back everyone. I'm also in the lower office today because I'm working on a bunch of projects, uh, including, uh, not only the 200-unit but now the 80-unit. We did the walkthrough. It's 55+. I have a YouTube video coming out about it, uh, on site in the field. But guys, it is a cool, cool deal. Uh, so today I'm gonna talk about 2 things. We're gonna talk about why you need to be looking at 55+ And yes, I go into more detail on the YouTube video as well, but I want to share this with you because this is making a lot of money. 2, I want to talk again about the opportunities that we are seeing right now in today's market that are making more money than honestly than I've ever made in real estate. I'll more than double my portfolio this year by a lot, and there's more opportunity than I can possibly close. So you should close some of these too. First of all, to recap last week's live. When we are buying these deals, there are so many properties that are coming up right now where the bank does not want to take them back. You can enter into this. It's not REO or bank-owned. It's pre-bank-owned. Brokers typically have these listings. So figure out who's listing all of these and start networking with them right now. You have about a year and a half to pick all these things up and then they'll have transferred. Here's what I love. The biggest operators, and we've seen people lose these deals. We've seen the Brandon Turners, the Ken McElroys. Some of the big names in the space are losing some deals. This is one of those cool times in history where the real estate goes in big chunks from the old guard to the new buyers. So right now is the time to be a new buyer. Another deal that we're doing, this is not the same strategy. That's the 200 unit that we're doing. Another unit, this is just the normal thing that you do when you're calling brokers, you're getting involved in a market. I bought an 80-unit in Napoli. I was at it yesterday. Prettiest property I own. 80 units, 55+ community, not assisted living, just 55+. We love it. Beautiful office, beautiful location, uh, built in the early 2000s. Great building. What we have is another 80-unit in the same market, also 55+, Also built in the early 2000s. Super, super, super, super nice. These opportunities are available to buy nice properties in great growing areas. Challenge for you, if you're watching this video, pause briefly. I mean, if you're watching live, then bear with me, but do this right after. If you're watching this after we go live, do this. Go look at hotel prices in Abilene, Texas right now to stay at a La Quinta. It's like $250 or $300 a night. Why? There's nowhere for anyone to live in this market. It is— the data centers are hiring everyone, they're overpaying everyone. The colleges are booming. The, uh, the, uh, we have a, um, uh, there's a military base there. Uh, the Air Force base is expanding and building more planes than they ever have. They're continuing to hire there and they're expanding their medical center. Basically every industry is growing in jobs. The town is getting newer. I was just at a coffee shop. One of the Multifamily Strategy mentees owns Front Porch Coffee and it's amazing. I picked up a ton of coffee while I was over there, but it is a booming town with a booming population and we're buying newer build buildings that are near or at 100% occupancy, like almost every building is in Abilene, Texas. This is the type of stuff that you get to look at. We're doing a newer build. We're buying for $4.2 million. It's 80 units. My other one that has the exact same numbers just appraised at $13 million, and then the bank's like, that's too high. They pulled it back. I think it's going to come back in around $9, maybe $8 million. These deals are worth— we're buying them for 50% of what they're actually worth, and they're available in this market. This listing was on market. The other one was pre-market. The 200 we're buying, was pre-market, pre-REO. So we picked it up before the bank foreclosed on it. It took 48 hours for our request to be approved. We requested that they lower the interest for us to close this deal. 48 hours later, it said, congratulations, you're approved. As soon as we put together the cash, we can close this deal. In fact, I'm running a webinar. I'm going to try to find a link to it actually. So I'll be looking through my text. If you're like, why is he not looking at the camera? I'm going to go find this and I'm going to put it in the chat here. But there is— we're actually running a webinar right after this. That's not my normal webinar. I'm only going over the opportunities that I am seeing right now in the market in real time. And I'm going to go over the specific deal that we're doing. I have pictures of it, drone footage of it, how we're structuring our returns. And our 506 is officially filed. So I'm actually allowed to market this. So if you want to hang out, And see what we're doing in detail. I'm going to do like a 40-minute presentation on what we're doing. And if you're like, hey, how do you raise capital for these deals? I'm going to do it this week. Here's what I believe will happen on that deal. And it's the same thing that's going to happen on this 80-unit deal. We have the deal, we've lined up the debt. It's most of the money. We're buying these ultra low down. I think we're going to raise all the money this week. When you're already approved for the lending and you've already finished your due diligence, We went under contract last week. We might close on 200 units in 2 weeks. Nobody does that, and it's not that much work. It was a full day of 105-degree heat. We walked every single unit. Well, we couldn't get into one. We went through 199 out of 200 units, plus the clubhouse and the office, checked out the pool, did the sewer scope, checked the roofs, full exteriors, full interior interiors. In a 2-week period, we will be able to come in and close the deal. Now, I want it to take a little bit longer because I want to get a little bit more staffing in place. It's still— we're shotgunning that deal. The 80-unit competes with my other 80-unit 55+ as the most aesthetically pleasing deal I've ever bought. It's gorgeous. I'm super excited to get pictures of it online. I'll have it up in the next couple days, so check out the Instagram, check out the YouTube. We'll have these all up. But these are the type of opportunities that you should be buying right now in real time. Last thing I wanted to share today on today's live specifically, thanks for joining, by the way, the 55+ opportunity. Boomers turn 80 this year. This is the year that the first boomers are turning 80. So we have the largest generation hitting 80 years old. A lot of them are on fixed income. A lot of these retirement communities are designed for this. Not all of them need to be on specialized care. What I found, I own 3 of these now, all of them 100% occupied. They're my only properties that have absolutely no vacancy. This building that we are buying right now, they're turning 2 units. So they are, whatever the math is, 2 out of 80 units are vacant. So they're almost 100% occupancy. They have a 105-person waitlist to get into the building. They're just turning the units and then they're going to call their waitlist and they're going to fill them. This looks like this almost everywhere in the country. If you're in an area with growing population, there are more people moving to the 55+ communities than basically any other asset class. And for some reason, nobody talks about this online. Everyone's too busy pitching you on single-family houses in the middle of nowhere, or RV parks is a new thing. I've owned them. They're a ton more work than a 55+ community, and they make less money. And they don't appreciate as much. Now, RV parks are great for building cash flow. You can get really creative. On this deal, we're doing it super low down, amazing debt product, beautiful building. And because it is a nice piece of real estate in a growing— than any RV park ever could. Don't do just cash flow. Don't do— definitely don't do just appreciation. You need to have cash flow. Do both. This is a deal that is a new building. Beautifully maintained. The parking lot's gorgeous. Every car there's gorgeous. We walked every unit yesterday. All of them are great. Hundred percent all the way through. Almost no problems with the building. That doesn't really happen in real estate. That was the easiest yes I have ever given to a deal. These are available right now. That is something that you can actually actively do. Now let me pull this. There we go. I got, I got the link for you also. For the few who are here, let me go ahead and post this in the chat. There's a link I'm posting in the chat right now. If you go to this link, which it looks like a really long link, there's a shorter version of it somewhere. But if you go to this link and click on this link or copy and paste it, where you'll go is to this really cool landing page. Well, now it's all up and in my way. I will remove this. Hide. But if you follow that link, you'll go to a landing page to register for the webinar. There's about 300 people who are going to look at this deal who are potential investors. This is the type of stuff we do. Also, shameless plug for Multifamily Strategy. Everyone in the Multifamily Strategy community has access to do deals like this. So this format where I'm doing this webinar, this is the type of things that we do in this community. This is why every single deal gets funded. This is the magic. So you guys are welcome to attend that. That's at the top of the hour. So this is about 50 minutes. And again, it is an educational webinar on the opportunity and how we put it together. But there is also an invitation. If you are interested in this deal, you can reach out, book a call with my team, and over the next few days, we are going to line up 100% of the investors for this because this deal is stupid. It is a very high return deal. Not only that, but on that 200-unit that we're going to be talking about here in about 50 minutes, We are moving some A-players from my team across the country to manage this project. So the renovation is managed by people who have flipped over 160 houses. They own over 600 units. They're joining my team officially. So I'll be making that announcement of who that is here in the very near future. But we've had a major addition to the multifamily strategy, or specifically our holding company, Brazos Equity Group. Huge partnership getting announced there. They're going to be moving out to Texas to run this for us. So we have the A-team. There's Caleb, there's Christian, there's Danny, there's Corey. We're going to be hiring on-site staff. We're also having some renovation specialists officially join the team full-time. They are— they're— the only reason I'm not saying their name yet is they're going to be leaving their job. They're retiring and entering full-time real estate with me. I want to wait for them to put in their 2 weeks before we fully announce that. But incredible, incredible, incredible projects coming up. Incredible team on that deal. You guys can check that out. Top of the hour. That's something you guys can do. And if you're like, hey, I want to do more of my own deals like this, Multifamily Strategy, we're here for you. This is what we do. I'm the most active coach online, period. There's no human on planet Earth who dedicates more time to mentorship in real estate than I do. I'm hands-on with every student. I know what deals are happening. I answer every email, every text. I'm on 152 calls a year. for group trainings in the mentorship. Shameless plug, you guys should check that out. I never ask you guys to join Multifamily Strategy. We talk about it passively sometimes. Straight up invite. If you've been on the fence, if you've been considering this, this is a great time to join. The market has never been this cool for opportunities to buy low down conventionally or creatively. You really need to jump in and do this. So first time on this channel I've ever done this, but just straight up, I'm inviting you. If you haven't checked out Multifamily Strategy, go to multifamilystrategy.com, book a call with the team, talk to my reps. You need to do this. We have all sorts of options to get people in, but this is best time you could ever join Multifamily Strategy right now. The buildout's awesome. The coaching is awesome. I'm on every call and everything is taking off on the back end of this market. So I want you guys to be able to see that. So definitely check that out. But if nothing else, Deal coming up here on that webinar, on that link in 15 minutes. So check that out, and I'll see you guys there.
