A landlord explains why he serves eviction notices to tenants requesting late rent. The move lets them access rent-relief assistance programs that only open after official eviction filing, while he still collects late fees outlined in the lease.

Dion, what do you do when tenants want to pay their rent late? I've actually never had a tenant pay their rent late because of a couple of things. The first is when they ask if they can, I say yes. I explain what the late fees are in the lease, and second, I say as a favor, I'm going to serve them eviction papers because then they can go out and apply for rent relief that they can't apply for before they have that eviction paper. So you give them eviction papers to help them? Correct.
