Assignment fees are small charges (under 1%) when wholesalers pass contracts to an LLC, while acquisition fees are larger (a few percent) in bigger syndication deals. The difference matters because one scales with smaller deals, the other with larger ones.

What's the difference between an assignment fee and an acquisition fee? When do you use each and what is a reasonable price to actually charge for that? Assignment fees are typically associated more with wholesaling, which is associated with joint ventures, smaller deals. You don't see a lot of people wholesaling 100, 200, 300-unit buildings. That's not something I really see as much. I see offers for it, but don't see it going through. It's kind of like wholesaling to yourself is kind of when those come into play. Let's say I put a deal under contract, as Caleb Pommel and/or assigns, that is that for assigning that project to an LLC, which I am going to be a member of, is usually I go below 1%. Typically I've seen on JVs with the assignment fee, you can go a little bit higher than on the AC fee, the acquisition fee for syndications. Those typically are a few percent upfront. So I think the AC fees are a little higher than the assignment fees are, is typically what I've seen.
