An investor who bought a 12.5-acre forested resort spent $22,000 on unexpected tree removal because they didn't budget for forestry maintenance. They warn that any forested property needs ongoing trimming or removal, and say new buyers should work with people who've done similar projects to catch what they'll miss.

We actually took trees down all over campus. I'll show you guys a couple images of those too, but oh my goodness, we spent $22,000 on trees since we first bought this place. We forgot to budget for that. We are very new investors. If you buy any forest, there will be trees. Trees occasionally need to be trimmed or removed. We have, as you can see, a lot of them on our 12.5 acres. So just remember to budget for everything, and if you're inexperienced, work with people who've actually done the project that you're doing because they're going to point out a ton of things that you don't know that you don't know.
