Single family sucks. Here's why you like multifamily. This is a mistake that I made. I started with the condo, then I scaled to duplexes. You absolutely have to buy bigger. What's better than one rental? 12 rentals with one roof. You do it all in one loan and the valuation is actually based on your performance of the asset. As long as you're over 5 units, your performance will make you money. If you're buying a house or really small multifamily, it's just based on how your neighbors are selling their properties, which is not that helpful if you're trying to control your destiny. If you want a participation award, buy single family. If you want to play the game, buy big multifamily.
