Cash is fuel for a real estate business. Without investor capital, you can't execute deals even if your assets look impressive. High volume requires liquidity or you get stuck.

Liquidity is oftentimes overlooked. We're driving a car by being in this real estate business, and if you don't have gasoline to put in the car, it doesn't matter if you have a Ferrari, you can't go anywhere, right? And I think people find themselves stuck in that position when they're trying to do a high volume of deals without bringing in investor capital, and it's a really stressful way to run a business.
