Just got appraisal back at $3.1 million. Now that was a deal that Christian and I picked up about 9 months ago for $2 million, very little money out of pocket. And just want to share that you can borrow your way to wealth. That deal was on the market for 13 years. I was 8 years old when they listed it. But you got to be creative and stop looking at things how everyone else is looking at it. If you prioritize cap rate over everything else, you're probably not going to buy a lot of deals. Focus on the opportunity. See a future that other people can't see for the property, and you can make a lot of money and a lot of impact on the community in the process.
