You need to do this one thing before you get into multifamily investing. You have to know where you're at financially. Do you need money to invest? Absolutely not. You can buy things zero down, you can raise private capital, there's a ton of ways around it. However, if you don't know your starting point, there's absolutely no way that you're going to win at this game. The options that you have if you have a quarter million saved versus no dollars saved are different, as is the deal structure. Don't let that slow you down, but before you get started, take a note. What are my incomes? What are my expenses? And how much cash do I have on hand today? As long as you have that noted and written down, you're going to know what plays you have available to you in the future.
