Christian Osgood says the standard house hack advice is wrong. Instead of duplexes or fourplexes, aim for larger buildings like Caleb's 25-unit property where you live rent-free as the manager and collect cash flow from the rest.

You're being lied to about the house hack. The house hack is not the greatest strategy in real estate to scale. It's not the easiest place to start with or without money. The house hack essentially says, hey, we're going to buy a duplex through fourplex and those few tenants are going to pay my rent and I'm going to live there for a year, maybe 2 years. I'll keep moving. You're going to share walls with your tenants and you're going to move around constantly. That's a really arduous way to build wealth in real estate. Now, I actually started in a house hack. I had a condo, 2-bed, 2-bath. Someone actually paid me rent while I renovated the building, and that did get me into my first house. I bought larger buildings, $0 out of pocket, and I didn't need to share a wall with anyone. One of our friends, Caleb, actually bought a 25-unit building, lived in one of the units as the manager, and he had 24 other tenants pay him thousands of dollars of cash flow to live in there for free. Now that is a house hack I can get behind. However, if you're looking for that duplex to fourplex to get started, look bigger.
