Peter Lohmann walks through his company's 2026 AI roadmap for leasing: a conversational agent to replace scripted automation. The catch: it has to maintain their 52-56% inquiry-to-showing conversion rate. He's clear that AI matters only if it drives more leases.

As people rework their tech stack and incorporate AI, we are dedicated to being a partner to our PMs in that change. And our roadmap is, is of course heavy AI innovation. First and foremost is our leasing agent. So that's the agentic model, the more conversational flow, replacing some of the more structured questionings in our automation with a large language model so that it's a free-flowing conversation with your prospects. But I think what is important to note here is Our solutions have had industry-leading conversion rates. So our conversion rate from an inquiry to a scheduled showing the last 3 quarters has ranged from 52% to 56%. So when we institute AI, we want to do it really thoughtfully and we want to make sure that we are beating our own benchmarks. We do not want to implement AI for the sake of having AI and being able to say we have an agentic model because ultimately, especially in a really tough leasing market, which is where we're at right now, What matters most is boots through your spaces, getting people there. And so ensuring that we continue to beat those conversion rates is our number one focus. And using AI to do that, to enhance that, is really important to us and something that we're laser-focused on in 2026.
