Hey everybody, we've got a bit of an informal update for you. This is Peter Lohmann, and I appreciate you listening to the Owner Occupied Podcast. I wanted to just jump on the mic. This is going to be really casual. I'm not going to have this professionally produced. We don't have the intro music. We don't have any guests. It's just me on the mic today. I wanted to let you know about what's going on with me and the podcast. So this is going to be sort of an update on what you can expect moving forward and how I'm thinking about things these days. Welcome to 2024. Last year we did season 3 of this show, Owner Occupied. I got to talk to some amazing guests like Nick Huber, Michael Girdley, Mark Ainley, Adam Willis, Mark Cunningham. Just a fantastic group of folks that were very generous with their time and their expertise and shared some incredible insights. If you haven't had a chance to listen to those episodes, if you scroll down on your podcast player, they should all still be available. And you can go back all the way back to season 1 if you want and check out some of those prior episodes. Season 4 is coming. I have started planning season 4. Season 4 of this show. I've been thinking about the format, the length, the guests. Do I want to keep things the same? Do I want to switch it up? Do I, do I want to do more episodes where it's just me in sort of a shorter format? Do we want to have longer interviews? Do we want to have different types of guests? So I've started thinking about some of those things, and if you have any ideas, feedback, comments, I welcome those. I'd love to hear from you. If you're listening to this, you're probably a big fan of the show. And this show is for you. So if you have strong thoughts about any of the above, I'd love to hear from you. You can email me peter@rlpmg.com. Or you can go on my website and fill out the form. I get all those, peterlohmann.com. And I welcome that. So let me know. Another thing that's been on my mind is the name of the show. So the name of the podcast is Owner Occupied. My original thinking there was a lot of small business owners will end up buying their office and then they sort of owner occupy their, their office. And it's like a great thing from tax, from a tax perspective. And you can get really good financing if you owner-occupy your own office as a business owner. For some reason, I like the phrase owner-occupied. I'm not sure why, but I decided to name this podcast Owner-Occupied, even though it really has nothing to do with property management. The other thing was back in season 1, I wasn't sure if this podcast was going to be focused just on property management, or at the time I was considering making it more of a general small business podcast. And I've, you know, obviously since decided I wanted to exclusively focus pretty much on property management. And so I don't know if Owner Occupied does a great job of conveying what the show is all about. So, you know, I've kicked around different ideas. We could just rename it Peter Lohmann's Podcast. That would match the newsletter branding. Or maybe it should be some third thing. So again, if you have any thoughts on that, if you love the name, hate the name, have ideas, I welcome that. Let's see, a couple other updates from around my world. So the newsletter that I write weekly is growing very fast, and I get consistently the nicest comments from the readers. So thank you if you're a subscriber. If you're not already, and you like this podcast, you'll probably love the newsletter. It's free. I write it almost every Friday and I try and fill it with actionable, useful information for property managers. I share a lot about what's working and not working for me as a professional property manager operating a 700-unit portfolio here in Columbus, Ohio. So I talk about tools and tech that we use. I talk about ways we've tried organizing our company., and I share behind the scenes real numbers on things like revenue, unit count, churn. Um, I, I, I'm actually, I try to be really vulnerable with what I write there and just give it to you straight. You know, I'm, I'm a no-nonsense kind of guy. You know that if you listen to the show, I'm not gonna sugarcoat things or give you a bunch of fluff. So if you want to be updated on what's going on in our industry or hear more from me about my property management business,. You can check that out. Again, if you just go to my website, peterlohmann.com, you can subscribe there if you're not already. Last thing I wanted to mention today is that CRANE applications are open again. So if you're not familiar, CRANE is my paid private community for property managers with at least 100 doors under management. I co-founded that with Wolfgang Kroski around the middle of last year, and we launched with an initial cohort. So we've been running it for several months now. We had over 100 applications the first time around. We launched with 35 people, and we've been focused on that community for the past few months. And we've decided to reopen applications for a very short time window, about 10 days, that those will be open. So if you're interested in joining a community of like-minded peers who are operating residential property management companies around the United States, and you're looking for a private space where you can share wins and losses and what's working, as well as get access to— Wolf and I put together a library of exclusive content that we don't share anywhere else. So these are things like forms and documents and LeadSimple processes and just all the stuff that we use to run our business. Anything we figure out, something that works, we share it in that CRANE community. So there's like a chat function where you can communicate with the other members of CRANE, and there's spaces within— we run it on a platform called Circle, which is kind of similar to Slack. There's spaces in there where we were able to share our exclusive content. We also do a once-a-month live show just for CRANE members where we'll do a short presentation on something that we're working on or something that's been working within our companies, and occasionally we'll, we'll bring a member on to speak as well. We have time for Q&A at the end. And again, that's exclusive for CRANE members. We have members in the CRANE community with over 1,000 doors under management, and we have members in the CRANE community who are just over that 100-door mark, which is the minimum to qualify. So if that sounds interesting to you, we also do live events in tandem with NARPM conferences. So at the Broker Owner Conference coming up here in April, we're actually doing a, I think it's like a 2-hour, um, sailboat cruise, a dinner cruise all around the island just for CRANE members. So if that sounds like the kind of group you want to be a part of, you're ready to take your business to the next level and you want to be surrounded by folks who can help you level up, go to joincrane.co. You can fill out the application. Uh, Wolf and I are reviewing those as they come in.. And chances are, if you meet the qualifications of 100 doors under management, you'll be approved and we'll try and get you in there. So that's about all I have. Get your application in by, let me see, I think those are open through the 17th, January 17th, which is a Wednesday. So, and then we'll, you know, one of the things that we do is we, we, we only open up applications a couple of times a year. The reason for that is it really lets us focus on the community and the members for 98% of the time. That way we're not distracted with marketing and sales activities. Honestly, marketing and sales doesn't come naturally to me. And so I like that I can just sort of contain that within a, a few days out of the year and the rest of the time we're able to just focus on the community. Uh, so join crane.co for that. Other than that, let me know, uh, if you have thoughts on some of those other items I mentioned at the beginning here. And I'm looking forward to getting the show back up and running toward the end of this quarter. Have a great New Year, everyone.
