Short excerpt from a YouTube video ("Buying Real Estate Through Infinite Banking") in which Speaker B describes a personal advantage of using the infinite banking concept: they bought a house with cash (no conditions), later exceeded bank lending limits because of existing rentals, and then contacted Richard to obtain a loan from the private banking arrangement — the funds were available, collected, and presented to their lawyer.

How has this been an advantage for you? How has this concept been an advantage for you personally?
Well, this has been a huge advantage. So steps came on the market. We go look at this house, walked in there, and then we realized the Steps is perfect. This is just what we're looking for. Anyway, fast forward. I buy the house cash, with no conditions. Now, for me, I've got some rentals. So I exceed the limit that banks are allowed to. They're not allowed to give me mortgages anymore, though. Special exceptions. Then in the back of my mind, I thought, Richard's always said that I could just call and, you know, actually get a loan. We'll see how true this is and how this is going to work. That's what I did. And, yeah, quite literally, there's money in my bank. A little bit of doubt still on my mind because I'm like, that's just seemed really easy. It's kind of too easy. But it did. It was there. And I'm like, and then so go collect the money and go to my lawyer and say, there's the extra money. So that's how it's most recently benefited me.
