A 20-acre parcel with clear zoning and road access might have only a fraction of that land actually buildable. Soil quality, drainage, wetlands, and utility costs determine what you can actually do there, not the acreage alone.

Imagine a buyer looking at a 20-acre parcel. They know the acreage, they know the price, they know the zoning, they know it has road access, so they feel very confident. And all of those facts may be accurate, but they may still be incomplete. Acreage is an observation. Buildability is an interpretation. Whether that land can support the home, driveway, septic system, pole barn, garden, privacy, and future use the buyer imagines is judgment. The buyer may have known the acreage perfectly, but if they have not understood soils, drainage, wetlands, driveway feasibility, utility costs, and the actual buildable area, or sometimes called the buildable envelope, They may still misunderstand the property. They are not uninformed. They are just not finished interpreting.
