Are you looking for cheap housing in Traverse City or affordable housing in Traverse City? A lot of people say that's impossible. Traverse City prices have gone wild. Well, you know what? It depends on where you're looking, and I want to show how the different neighborhoods have different prices associated even within what is traditionally called downtown Traverse City. But especially as you move outside of the downtown, that's where things can have a Traverse City address, but not really be in downtown Traverse City. The, the pricing pendulum can swing widely from one side to the other depending on which part of Traverse City it is that you're looking for your home. So let's take a look. Okay, so let's take a look at this split screen here. You can see here's the Traverse Heights neighborhood, here's Oak Park, and then again up here is Old Mission Peninsula. And so now let's take a look at the bar graphs. Now remember, the colors don't match up unfortunately. Oops, and I threw in Slabtown here, so let me go in and change that back to Old Mission. Okay, so anyway, this is a dynamic report. This is something I could take you through if you were interested in on a Zoom call in real time and show you all different kinds of stuff. So, so anyway, you can see the purple here. Again, don't, don't mistake that, don't cross-reference that with the purple on the neighborhood map. This purple over here on the bar graph represents home sales in the last year. All this is in the last year, median home sales out on Old Mission Peninsula. And then we have median home sales in Oak Park right there. And then in the blue, we have median home sales right here in the Traverse Heights neighborhood. Okay, this is overall— the green is overall Traverse City. Okay, and you've got the numbers over here on this side as well. So I just wanted to enlarge this graph for you as well. So you can just see again Old Mission, Oak Park, Trav Heights neighborhood, Traverse City overall. So really it depends on where it is that you're looking. As you can see, where are the affordable houses in Traverse City? You guessed it, it's that Trav Heights neighborhood. That doesn't mean that you can't find an occasional good deal here or there in other parts. But typically then that's going to mean that there's going to be significant updates that need to be made, etc., etc. So just as a general rule, if you're looking for affordable housing in Traverse City, this is the neighborhood. The statistics don't lie, the data doesn't lie. So that was just a little bit about Traverse City neighborhoods, where you can find affordable housing in Traverse City. Again, that price pendulum can swing greatly depending on where specifically in Traverse City you're looking. So if you're just attracted to the Traverse City area generally and yet are working on a budget, you're going to want to concentrate in that Traverse Heights area. You're also going to want to work with an agent who really understands that data at a deep level and can help you use your time and money wisely in your home search.
