It features a single speaker — a real estate agent — giving a first-person account of taking over a stalled waterfront-lot listing and selling it in roughly 47 days by improving on-site access (cutting a walking path with a chainsaw), placing a sign, and doing hands-on, full-service work beyond typical marketing. The content is a practical real-estate anecdote and brief sales pitch.

Hey there everyone, this is a great day picking up a sign from a lot that I sold out here on North Cathead Bay Drive. Beautiful waterfront lot, but there's a little bit of a story behind that that I think is worth noting for other sellers out there. This lot I sold when I took over the listing, it sold within, I think it was 47 days of, of me planting a sign in the yard, despite it not selling when it was listed by other agents for over 2 years. And I think it comes down to more than just marketing, uh, more than just Target marketing is certainly a factor, but what I did was I cut a path through here, and I've got a previous video that can kind of show you what that looks like a little bit. There's still a lot of COVID but before I did that, this, this lot was so thick that you really couldn't walk through it. You had to trespass on one of the two neighbors on either side in order to get to the water to see what exactly you're buying. Good. So I brought my chainsaw out here and went to town on it, uh, and cut a little, just a small walking path so that buyers could actually see what they were buying. And I think that was such an important factor in getting this under contract, where other agents just weren't able to do that. So there's another example of full service, um, a full-service real estate agent and what, what sometimes needs to be done, doing whatever it takes to get the job done for clients. So there you go, uh, that's my sales pitch for today. All right, thanks a lot.
